How to Access Your Property’s Resident Portal Before Moving In

Your property’s resident portal (click here to find your property’s login) can be accessed by soon-to-be residents before your move-in day, which allows you to login to make payments.

Around August 1st, you will receive an email invite to create a full resident login, giving you full access to all of the features of our Resident Portal.

Please note: These instructions do not apply to the following properties: University Village (Clemson, SC), and University Woods, Meadows, Oaks, Glen, Red Wolf, Method (Raleigh, NC)

  1. Visit your property’s website and click the Resident Login, or click the link above
  2. Click New User? Get started now
  1. Select your unit number, and enter your name and email.

Please note: This information must match the data on file in our system. If you cannot sign in, please contact your property’s leasing office to confirm this information.
  1. You will have access to a limited portal that allows you to make payments and view payment history:

How to Reserve an Amenity Through Your Property’s Active Building Resident Portal

Note: These instructions will not apply to residents of University Village in Clemson SC, or residents of University Woods, Meadows, Oaks or Glen, Red Wolf Crossing, or Method Townhomes in Raleigh NC.

1. Log into your Active Building portal.

2.  Click Reserve Amenity to the left.

 

3.  Find the amenity you wish to reserve and click Reserve This Amenity

4.  You will select the date, time and duration of your reservation.  Then click Continue.


   – Note: the ‘Check-in time’ drop down shows all times, not just the hours your amenity is available.

If you select a time outside of the amenity’s availability, it will alert you and you will need to pick a new time:

5.  You are also able to see a calendar view below to see when the amenity is available.

6.  The last page asks you a few questions specific to COVID-19 symptoms and acknowledging that amenity use is at your own risk. Once you have answered the questions, check the box for the Rules and Regulations, you can submit your request.

All requests must be approved by management in order to ensure proper social distancing and occupancy limits.

7.  Once you submit your request, you will receive a few reminders:
– Keep an eye out on your email for approval of your amenity reservation
– Practice social distancing, and remember to wipe down any equipment after use.

Bank Assistance Resources

Bank of America

Effective Thursday, March 19, Bank of America announced it would do the following for customers with no negative credit bureau reporting for up-to-date clients:

  • Will refund overdraft fees, non-sufficient funds fees and monthly maintenance fees upon request for banking and small business customers
  • Will defer payments and issue refunds on late fees upon request for banking and small business customers
  • Will defer payments and issue refunds on late fees for small business loans upon request
  • Will defer payments, with payments added to the end of the loan, for auto loans upon request
  • Will defer payments, with payments added to the end of the loan, for mortgages and home equity lines of credit owned by Bank of America upon request
  • Will suspend foreclosure sales, evictions and repossessions

Capital One Bank

In an email to CNBC Make It, the bank said it would offer the following: 

  • Will offer financial relief options upon request, including limiting fees, providing minimum payment assistance and offering deferred loan payments

Citi Bank

Effective Monday, March 9, Citi will do the following for an initial 30 days:

  • Will waive fees on monthly services and penalties for early CD withdrawal for banking customers
  • WIll waive monthly service fees, remote deposit capture charges and penalties for early CD withdrawal for small business customers
  • Offer credit line increases and collection forbearance programs for credit card customers
  • Offer a range of hardship programs through their service provider, Cenlar FSB, for eligible mortgage customers

PNC Bank

In an email to CNBC Make It, the bank said it would offer the following: 

  • Will waive or refund fees associated with deposit accounts or lending products, including credit cards and mortgages
  • Will offer assistance programs for customers with consumer or business loans, credit cards or mortgages
  • Will offer emergency hardship loans at a “low rate” for qualified consumer customers and employees

TD Bank

In an email to CNBC Make It, the bank said it would offer the following: 

  • Will offer financial relief options upon request, including fee refunds, early penalty-free access to CDs and payment extensions

Truist (formerly SunTrust and BB&T)

Truist instituted a number of relief measures: 

  • Offers payment relief assistance for clients on consumer loans, personal credit cards, business credit cards and business loans
  • Will temporarily waive ATM surcharge fees
  • Will offer 5% cash back for qualifying purchases at grocery stores and pharmacies through April 15, 2020

Wells Fargo

In an email to CNBC Make It, the bank said it would offer the following: 

  • Will offer fee waivers, payment deferrals and other expanded assistance for credit card, auto, mortgage, small business and personal lending customers who contact Wells Fargo directly
  • Will suspend residential property foreclosure sales, evictions and involuntary auto repossessions

Government Resources

We know this is an unprecedented time of uncertainty and anxiety for our residents. We also know that many of our residents are suffering from job losses, furloughs and reduced hours. Fortunately, there is help available. 

Direct Payments

The federal government will be making one-time cash payments directly to our citizens. These payments should be issued during the month of April either by check or direct deposit. How much will you receive?

  • Individuals earning less than $75,000 will receive $1,200.
  • Married couples earning less than $150,000 will receive $2,400.
  • If you have children, you will receive $500 per child.
  • Individuals earning more than $75,000 and less than $99,000 – and couples earning more than $150,000 and less than $198,000 – are eligible for a lesser amount.
Enhanced Unemployment Benefits

If you have lost your job, you can apply for state unemployment benefits. Congress is enhancing state unemployment to provide more income and to cover more people.

  • Adds $600 per week for four months on top of state unemployment.
  • Adds up to 13 weeks of additional unemployment benefits to those already enrolled but who are nearing the end of benefits.
  • Expands the program to include a number of workers not normally eligible to receive unemployment benefits. This includes:
    • Freelancers
    • Independent contractors/gig workers
    • Self-employed
    • Those with limited work history
    • Employees who are still employed, but whose hours have been reduced

It is important to apply as soon as possible.  To help expedite aid, the federal government is funding the first week of benefits to encourage states to waive traditional waiting periods, but it may still take a couple of weeks to be processed

COVID-19 Lease Agreement Policy

The COVID-19 pandemic is affecting every single one of us. This is a challenging time for people and businesses all around the globe. During this uncertain time, we are doing everything we can to keep our residents and employees safe while continuing to meet our obligations of providing essential services to each of our communities we are located in.

Recently, we have seen numerous inquiries regarding terminating lease contracts early and/or foregoing rental payments. We realize many of you are facing unexpected financial hardships which causes a great deal of stress and frustration.

It’s important to understand that all existing rent and related obligations remain in place. The timely payment of rent allows us to maintain our properties, and pay our mortgages, employees, and utilities, as well as local and state government fees and taxes.   

If you are facing a financial hardship due to the COVID-19 pandemic, please contact your leasing office. We have implemented policies to help alleviate the financial burden you are facing such as waiving credit card processing fees and postponing late fees.

Know that there are various resources available and we encourage you to identify those offered at the federal and state levels— as well as local community organizations and your University — to help you secure financial assistance, food, and healthcare. We have posted some resource links on our main COVID-19 page.

We will evaluate this situation day to day and continue to find ways to help our residents during this time. The health, safety, and well-being of our residents and employees will remain our top priority.

We’re Here to Help: An Update on Payments

While everyone across the country continues to deal with COVID-19 and we all continue to make changes in the way we live, work, and interact, we at The Preiss Company hope that you and your family are healthy and safe. We also understand that along with many of the everyday challenges that normal life presents, the COVID-19 pandemic has put a lot of undue pressure and burden on everyone, including our residents, our guarantors, our staff, and our organization as a whole.

In order to do our part to help alleviate some of these burdens, we are implementing the following policies regarding your upcoming April rent payment:

  • No Credit/Debit Transaction Fees – No fees will be charged to use a credit or debit card through April 30th.  The Preiss Company will pay these fees directly to the credit card processor on your behalf*. This option is available through your property’s resident portal. As a reminder, payments made from a bank account (e-check) are always free. Update: These fees will be waived through at least July 10th.
  • New Payment Option – Beginning later this week, the residents at the majority of our sites* will have the option to pay by Resident eMoney Order. This service allows you to pay with cash and have it applied directly to your account, similar to a billpay service, instead of having to purchase money orders.

    The Preiss Company will not charge any additional fees for Resident eMoney Orders in April or May, but please know that retailers (such as Walmart) will still charge a service fee, typically in the $2 to $3 range. Please note that not all money order locations offer this service; please find a location using this tool before you head out (select “Resident eMoney Order” as the Biller). Instructions for using this service can be found in the image below. Update: We are not charging any additional fees for this service for the foreseeable future.

In addition to these options, we wanted to take this opportunity to remind you of the other payment methods available:

  • E-check/bank account payments are always free on the Resident Portal
  • Personal checks, cashiers checks, and money orders may be mailed to your property’s office
  • Drop-box: If your property has an outdoor rent drop-box, your checks and money orders may still be deposited there. Please ensure your full name and unit number are written on your payment.
  • Update: All of our communities’ offices have reopened, although some may still operate under limited office hours. While we encourage use of one of the above payment methods to encourage social distancing, we are open and able to accept payments in-person.
